I've taken 3 programs before for flipping and wholesaling, Flip Secrets, Wholesaling inc, Eric Cline. Out of all the programs that I've gone through this one breaks it down the best and made me the most CONSISTENT and SUSTAINABLE income First of all, I can still do it while having my main job because I don't have to cold call but have more efficient outreach methods as mass text campaigns. Leads are factored in the cost of the program and it didn't cost me a fortune to set the system up and then constantly have sellers reach out and get on the phone with only motivated ones Second, I've lost over $30k in assignments with houses because of deals falling through. I absolutely hated it. From inspections that end buyers used everything to get the property for cheap, to having to show the house, to have it inspected, etc I've never had a deal close sooner than a month. It becomes worse if property needs probate work or seller wasn't honest about condition and is trying to hide defects (almost always). Wholesaling houses has too much competition and sellers are so distressed on deals you can actually lock up that it makes impossible to have closings without problems, reductions or headaches. True Cash buyers - Land has true cash buyers especially in up and coming sub divisions. Close in cash, no hard money/private money loans and within 2 weeks at most. Still stumble upon lots that need probate however seller is rarely distressed and is easy to work with. They want to sell and not need to sell Community is active daily posting wins and HAPPY with the product. Rarely I see someone complaining and can always get ahold of support. Alex jumps in daily and answers questions along with his team.
